Key Principle

Where a person expends money on land in the expectation, created or encouraged by the owner, that he will obtain an interest, and the owner stands by knowing of the mistaken belief, equity may compel the owner to give effect to that expectation (Lord Kingsdown's dissent, later the orthodox foundation of proprietary estoppel).
