Key Principle

A written notice severing a beneficial joint tenancy under s.36(2) and s.196(3) of the Law of Property Act 1925 takes effect on delivery to the addressee's last-known abode (e.g. when posted/delivered to that address), and once it has been effectively served the severance is irrevocable even if the person who served it changes their mind and destroys or intercepts the notice before it is read.
