Key Principle

A long postponement of the date of redemption of a mortgage is not, by itself, a clog on the equity of redemption and will be enforced unless shown to be unconscionable, but any term that forfeits or extinguishes the mortgagor's right to redeem on default (here converting the mortgage into a sale) is a clog and void.
